What are Land Registry Lease Plans?
A Lease Plan outlines the property’s title boundary, surrounding buildings, adjoining roads, junctions, and landmarks. It also identifies the areas of land and buildings included in the lease agreement. Typically used in both commercial and residential property leases, a Lease Plan defines the extent of the tenant’s rights and obligations.
This stage focuses on refining the project brief, exploring initial ideas, and developing a structured vision for the design. Key deliverables include layouts, architectural forms, and a coherent design narrative, communicated through sketches, 3D models, precedent studies, and recommendations. For projects that may challenge local planning policy, we suggest a pre-planning application to gather early feedback from the local authority and evaluate the potential benefit of involving a planning consultant. In Stage 3, we advance the approved scheme to a level of detail suitable for a planning submission to the local authority, addressing all statutory requirements. This stage typically involves engaging additional consultants to provide comprehensive support for the application. We manage this process by sourcing quotations, coordinating, and overseeing the consultants’ contributions to ensure a cohesive approach.
The primary objective here is to refine the design so it fully aligns with the client's spatial and functional requirements. We conduct design studies and preliminary costing exercises to validate that the design remains consistent with the project brief and budget expectations. Throughout this process, we focus on creating an integrated approach that aligns both architectural and engineering elements with the broader project goals.
By the conclusion of Stage 3, we will have gathered and coordinated all necessary architectural and engineering documentation to meet planning submission standards. Once all materials are prepared, we submit the planning application to the relevant authorities, ensuring the design aligns with both regulatory requirements and the client’s vision for the project.
With approvals in hand, Stage 4 centers on developing detailed technical information to create a package suitable for contractor pricing. This stage is essential to capturing every element of your brief in precise architectural and technical documentation, allowing contractors to provide accurate tender pricing. If the pricing aligns with your budget, we’ll guide you through the process toward starting on-site work.
This stage represents the most intensive period of design coordination. We work closely with other consultants, such as structural engineers, landscape designers, and surveyors, to ensure all technical aspects are fully integrated. We hold regular meetings and presentations to keep you informed on the design’s development and to finalize details with contractor input.
Drawing from our network, we provide a shortlist of potential contractors, organize interviews, and support you in selecting the most suitable contractor for your project. We also advise on the best route for UK Building Regulations compliance, whether via an approved inspector or through a full plans submission to the local authority.
In Stage 5, all prior designs and plans are brought to life on-site by the construction team. We provide two levels of service during this phase, tailored to your project needs, and will recommend the most suitable option based on factors such as site time required, budget, design complexity, and your experience with contractors.
Our Client Design Consultation option includes minimum monthly site visits at key milestones to review critical areas, check fabrication drawings, address contractor questions, and facilitate client-requested design changes.
For more extensive support, we offer a Comprehensive Site Monitoring and Contract Administration service. This includes pre-construction meetings, biweekly site visits, quality and compliance monitoring, and detailed reporting to ensure alignment with contract specifications. We also handle interim payment certifications based on contractor valuations and conduct pre-completion snagging to confirm readiness. Each service level is designed to provide flexibility and confidence as your project progresses through construction.
Once the contractor completes work and the project reaches practical completion, the building is ready for occupancy. During this period, we stay available to address any questions and conduct a 6- or 12-month review to assess any emerging defects. After resolving these, we issue a final certificate, releasing the retained final payment to the contractor.
